Probably the largest Apartment Housing Complex in the Victoria Island, Lagos. The apartment complex needs better service and maintenance. Some of my expatriate friends left the compound due to issues with services. Although all the blocks do not have similar problems at the same time but still it requires improvements. You can see the beautiful Lagoon view from some flats and it looks even more beautiful during rainy evenings.

1004 is an historic apartment situated in Victoria island. Its a mixed used complex but with more of residential suites. Quite. Number of mixed used apartment of this nature comes with its own problem, but I noticed, th3 management of 1004 has put all that into consideration. So its more of a cosy and elegant place to reside.

1004 Apartment Complex has come a long way from the bad days when it was in the hands of the government. With the transfer to private operators, the estate has seen significant improvement. However it still falls short if what you expect from a high brow residential area like Victoria Island. Part of it to be fair is due to the sheer number of apartments (at least 1004 of them) to coordinate. The current estate managers and residents are trying their best to get the estate to be among the best. That being said it is a really nice place to live as it boasts of a functioning 24hr power and water supply facility with decent recreational facilities and play areas. Things that need to improve are access control, conflict resolution, speed of handling repair requests, parking spaces etc.

Well maintained and secured complex for EXPATs. Bit costly and do have certain problems. Management is arrogant. Maintenance charges on higher side. Electricity charges on higher side. Management has high handed attitude. Be careful before giving any money and get the work done in flat by landlord or broker before making any payment as after making the payments these people will be untraceable for one year and will not pick your phone even. Do not make complete payment in one go. Retain some part like 50% until work is completed.

It is very shocking to see this sprawling complex deteriorate so badly without any programmed maintenance events. Attempt to revamp a few years ago was not skin deep as it succeeded only in covering major rot and decadence with a veneer of mortar and paint after several duels to kick out the occupiers opening the doors wide open for speculators who drove up the prices for those apartments without commensurate renovations.

Short stay residents make a nuisance of themselves, are loud and leave the place a mess. Security is pathetic.
